Overview

GENERAL SUMMARY

The Director of Real Estate works closely with the Regional Director of Corporate Development and as part of a team that will lead and implement Encore Fire Protection's real estate development strategic goals, objectives, and priorities by developing a pipeline of projects to keep pace with our rapid organic and acquisition growth.

RESPONSIBILITIES AND DUTIES

  • Manage all phases of development including identifying new locations, developing feasibility analyzes
  • Facilitate development partnerships among commercial brokers, landlords and contractors
  • Conduct all physical, financial, and operational due diligence on properties during feasibility, acquisition, and pre- development phases.
  • Coordinate pre-development and development activities including but not limited to a) CapEx Requirements b) legal documents c) financial planning including development and operating budgets with multiple sources d) construction documents e) ongoing management of project financials.
  • Monitor and track construction progress and cost to ensure timely project completion.
  • Identify and manage qualified architects, engineers, environmental firms, construction companies and other professionals as needed.
  • Develop and implement a tracking process of all existing leases including but not limited to Commencement Date, Termination Date, Landlord Info and all other details to properly manage our portfolio
  • MUST be willing to travel (varies based on project demands although 50% should be the average)

 

EDUCATION AND EXPERIENCE REQUIREMENTS

  • Degree in business, finance, real estate, or planning is preferred or equivalent on the job prior history.
  • Knowledge of construction and property management processes.
  • Must have proven ability to manage multiple real estate development projects simultaneously, to lead teams of contractors and external consultants, and to effectively solve problems on a variety of issues that may occur during the real estate development process.
  • Highly developed written and oral communication skills, including preparation of reports, briefing papers, and correspondence.
  • Excellent organizational coordination, problem-solving, and time management skills, including the planning and managing of multiple projects.
  • Ability to be proactive and capable of resolving complex problems expeditiously.
